さくら総合リート投資法人が、第4期（2018年6月期）決算を発表した。 第4期は「コンフォモール札幌」を売却。決算期を6月期/12月期に変更したため、運用期間は4ヶ月間に短縮。コンフォモール札幌の売却益142百万円を計上するが、前期より売却益が減少したこと、投資口発行の準備に関する費用、運用期間の短縮に伴い、前期比46％減益、1口当たり分配金は1,848円となった。 期末のポートフォリオは17物件、資産規模（取得額合計）は560億円、有利子負債比率は46.2％。 第5期（2018年12月期）は、前期に売却したコンフォモール札幌の賃貸収益がなくなるが、運用期間が6ヶ月間となるため前期比40.8％増益を見込み、1口当たり分配金は2,600円となる見通し。 第6期（2019年6月期）1口当たり分配金も2,600円となる見通し。 なお、コンフォモール札幌の売却代金を借入金の返済に充当するため、第5期及び第6期の有利子負債比率は44.9％程度へ低下する見込み。
