さくら総合リート投資法人が、9月8日東証に上場する（証券コード3473）。スポンサーはオーストラリアの不動産投資会社のガリレオグループと、不動産管理事業を行う日本管財グループ。 ガリレオは、日本管財のサポートを得て、日本の不動産に特化したLPT（豪州版REIT）「ガリレオ・ジャパン・トラスト（GJT）」を2006年にオーストラリア証券取引所に上場させた。10年間運用する中で、リーマンショック以降、為替リスク等豪州における海外不動産の運用が難しい環境にある一方、J-REIT市場の成長性に着目。そこで日本に投資法人を設立し、GJTの運用資産を組み入れ、J-REITとして再上場する。 投資法人の投資対象は、オフィスビル（投資割合30％～60％）、住宅（10％～30％）、商業施設（30～60％）、その他（0～20％）の総合型REIT。 上場時の運用資産は、現在GJTが運用する、オフィスビル7棟、住宅4棟、商業施設4棟、工場2棟、スポーツクラブ施設1棟の計18棟、取得額は計573.6億円。平均鑑定NOI利回りは5.5％。 上場に際し、投資口332,000口の発行、オーバーアロットメントによる売出10,400口を行い、調達額は約342億円を見込む。IPOブックビルディングは8月25日～8月30日、発行価格決定は8月31日。主幹事会社はSMBC日興証券。
