三井不動産ロジスティクスパーク投資法人が、第19期（2026年1月期）決算を発表した。 第19期は、「アイミッションズパーク印西」の残り70％等3物件を売却した。これによる売却益3,957百万円が寄与し、経常利益ベースで前期比（6ヶ月換算）44.8％増益。一時差異等調整積立金より1,550百万円を取崩し、1口当たり分配金は3,275円となった。 期末のポートフォリオは45物件、資産規模（取得額合計）は5,461億円、有利子負債比率は38.1％。 第20期（2026年7月期）は、「MFLP新木場Ⅱ」等4物件を取得。これにより賃貸収入は増加するが、前期の物件売却益がなくなるため、前期比36.3％減益を見込む。一時差異等調整積立金より2,329百万円を取崩し、1口当たり分配金は2,503円となる見通し。 第21期（2027年1月期）は、「MFLPつくばみらい」を追加取得する。修繕費や支払利息が増加するが、賃貸収入の増加により、前期予想比0.2％増益を見込む。一時差異等調整積立金より2,364百万円を取崩し、1口当たり分配金は2,518円となる見通し。 賃料増額による内部成長、低いレバレッジを活用した物件取得、合併に伴う内部留保の活用等により、年平均4％以上の分配金成長を目指し、2028年1月期の分配金2,620円以上を目標とする。
