三井不動産ロジスティクスパーク投資法人が、「アイミッションズパーク印西」と「LOGITRES佐野」の物流施設2物件を売却する。2物件ともにアドバンス・ロジスティクス投資法人との合併により承継した物件。2物件の売却額は計353.5億円。アイミッションズパーク印西は2期に分割して売却する。簿価との差額は計48.7億円となり、売却益が2期に渡って発生する。 これに伴い業績予想を修正。 第18期（2025年7月期）は、公表済の物件売却と併せて、売却益1,775百万円を計上し、12月に公表した業績予想に対し4.6％増益を見込む。合併に伴う負ののれん25,932百万円から23,547百万円を一時差異等調整積立金に繰り入れ、1口当たり分配金は3,629円と変更なし。 第19期（2026年1月期）は、公表済の物件入替えを併せて、売却益3,947百万円を計上する。これにより前回予想比44.8％増益を見込む。一時差異等調整積立金より1,558百万円を取崩し、1口当たり分配金は3,200円と29％増となる見通し。
