三井不動産ロジスティクスパーク投資法人が、物件入替えを行う。2024年11月合併後初の売買となる。 取得する物件は、埼玉県吉川市、外環道三郷西ICより6キロに位置する、2023年竣工、スポンサーである伊藤忠都市開発が開発した物流施設。準共有持分50％を保有しており、今回は残り50％持分を追加取得する。今回の取得額は30.19億円。 一方、売却する物件は、「T&Bメンテナンスセンター富山」と「T&Bメンテナンスセンター松江」。2物件ともに合併により承継した物件。2物件の売却額は計38億円。売却益は910百万円を見込むが、業績予想の修正はなし。 併せて2028年1月期までの今後3年間の中期成長戦略を発表した。賃料上昇、合併や物件売却により生じたLTVを活用した物件取得、負ののれんの活用等により、年平均4％以上の分配金成長を目指し、2028年1月期の分配金2,620円以上を目標とする。
