三井不動産ロジスティクパーク投資法人が、第10期（2021年7月期）決算を発表した。 第10期は「MFIP印西Ⅱ」を取得した。前期に取得した物件の通期稼働により、前期比3.6％増益。減価償却費の22.5％の利益超過分配を行い、1口当たり分配金（利益超過分配金含む）は7,816円となった。 期末のポートフォリオは21物件、資産規模（取得額合計）は2,976億円、有利子負債比率は33.6％。 第11期（2022年1月期）は、JCRの格付けがAA-からAAへ引き上げ。前期に取得した物件が通期寄与するが、修繕費等の営業費用の増加により、前期比0.6％減益を見込む。減価償却費の23.5％の利益超過分配を行い、1口当たり分配金（利益超過分配金含む）は7,830円と前期比0.2％増となる見通し。有利子負債比率は33.1％を想定。 第12期（2022年7月期）は、フリーレントの発生や固都税の増加により、前期予想比1.2％減益を見込む。減価償却費の24.2％の利益超過分配を行い、1口当たり分配金（利益超過分配金含む）は7,784円と前期予想比0.6％減となる見通し。有利子負債比率は32.8％を想定。 引き続き三井不動産のパイプラインを活用し、中期目標である資産規模5,000億円を目指す。
