三井不動産ロジスティクスパーク投資法人が、投資口の追加発行を行う。公募増資は1年ぶり。 発行口数は110,700口、オーバーアロットメントによる売出口数は5,526口。これにより発行後の投資口数は44％増の379,000口となる予定。 調達額は332億円を見込み、併せて発表した物件の取得資金に充当する。 取得する物件は「MFLP稲沢」等、物流施設5物件、データセンター1物件の計6物件、取得額は計531億円。これによりポートフォリオ全体の規模は51.3％増の1,567億円となる。 これに伴い第6期（2019年7月期）業績予想を修正した。6物件の収益が寄与し、9月に公表した業績予想に対し45％増益を見込む。減価償却費の21％相当額を利益超過分配とし、投資口数が増加するも1口当たり分配金（利益超過分配金含む）は6,375円と5.1％上回る見通し。 併せて第7期（2020年1月期）業績予想を発表した。6物件の通期稼働により、前期予想比0.5％増益を見込む。減価償却費の21％相当額を利益超過分配とし、1口当たり分配金（利益超過分配金含む）は6,417円と前期予想を0.7％上回る見通し。 なお、有利子負債比率は第6期末に31.0％、第7期末に29.4％を見込む。
