三井不動産ロジスティクスパーク投資法人が、投資口に追加発行を行う。公募増資は2016年8月上場来初めて。 発行口数は38,000口、オーバーアロットメントによる売出口数は2,000口。これにより発行後の投資口数は17.9％増の264,000口となる予定。 調達額は約134億円を見込み、併せて発表した物件の取得資金に充当する。 取得する物件は「MFLP小牧（追加）」「MFLP日野」「MFLP平塚」の物流施設3物件、取得額は計195億円。これによりポートフォリオ全体の規模は24.8％増の983億円となる。 これらに伴い、第4期（平成30年7月期）業績予想を修正。3物件取得により、9月に公表した業績予想に対し20.4％増益を見込む。投資口数が増加するも、1口当たり分配金（利益超過分配金含む）は5,675円と3.4％上回る見通し。 併せて第5期（平成31年1月期）業績予想を発表。前期に取得した物件の通期稼働により、前期予想比2.4％増益を見込み、1口当たり分配金（利益超過分配金含む）は5,788円となる見通し。 なお、有利子負債比率は、第4期末25.8％、第5期末25.3％と、第3期（平成30年1月期）末の23.4％（予定）を上回る見通し。 中期的には、有利子負債比率を40～50％に高めながら、引き続き2020年度に資産規模2,000億円を目標とする。
