三井不動産ロジスティクスパーク投資法人が、第1期（平成29年1月期）決算を発表した。第1期の実質的な運用期間は上場日である平成28年8月2日からの183日間。 上場日に8物件、9月に1物件を取得。9月に修正した業績予想に対し、物流施設に設置されている太陽光発電設備の賃貸収入の増加、リーシング費用及び投資口発行費用の減少が寄与し、10.3％増益。なお、分配金の安定性を目的とし、FFO（当期純利益+減価償却費）の70％相当額を分配する方針。これに基づき利益超過分配54百万円を行い、1口当たり分配金（利益超過分配金含む）は5,198円となった。 期末のポートフォリオは9物件、資産規模（取得額合計）は755億円、有利子負債比率は24.5％。 第2期（平成29年7月期）は、9物件の通期稼働が寄与する一方、固都税の費用化に伴い、前期比0.9％減益を見込む。利益超過分配62百万円を行い、1口当たり分配金（利益超過分配金含む）は5,190円となる見通し。 第3期（平成30年1月期）は、前期予想比0.5％増益を見込む。利益超過分配60百万円を行い、1口当たり分配金（利益超過分配金含む）は5,207円となる見通し。なお、有利子負債比率は第2期及び第3期ともに21.8％を見込む。 中期的な目標として、2020年度までに資産規模2,000億円を目指す。
