マリモ地方創生リート投資法人が、投資口の追加発行を行う。公募増資は1年ぶり。 発行口数は42,856口、オーバーアロットメントによる売出口数は2,143口。これにより発行後の投資口数は23.4％の237,225口となる予定。 調達額は55億円を見込み、併せて発表した物件の取得資金に充当する。 取得する物件は、「アルティザ水戸白梅」等住宅3物件、商業施設7物件、ホテル1物件、物流施設1物件の計12物件、取得額は計100.2億円。 これにより既に公表済の物件を含めた取得後のポートフォリオ全体の規模は27％増の501億円と、500億円を達成する見込み。 これらに伴い第14期（2023年6月期）業績予想を修正。上記12物件を含めた13物件の賃貸収益が寄与し、8月に公表した業績予想に対し26.8％増益を見込む。投資口数が増加するも、1口当たり利益分配金は2.8％増となり、1口当たり分配金（利益超過分配金含む）は3,683円となる見通し。 更に第15期（2023年12月期）は業績予想を発表。新規物件の賃貸収益が通期寄与するが、前期の物件売却益がなくなるため、前期予想比6.6％減益を見込む。1口当たり分配金（利益超過分配金含む）は3,516円となる見通し。 併せて投資方針をより明確化し、「住宅+商業施設」を70％以上、「ホテル+オフィス+物流施設+駐車場」を30％以下にすることを発表した。
