マリモ地方創生リート投資法人が、投資口の追加発行を行う。公募増資は2年ぶり。 発行口数は38,158口、オーバーアロットメントによる売出口数は1,908口。これにより発行後の投資口数は26％増の192,746口となる予定。 調達額は50億円を見込み、併せて発表した物件の取得資金に充当する。 新たに取得する物件は「アルティザ北通町」等住宅5物件、商業施設1物件、オフィスビル2物件の計8物件、取得額は計96億円。これにより公表済の物件売却と上記物件取得後のポートフォリオ全体の規模は30％増の395.5億円となる。また有利子負債比率は48.9％と、第10期（2021年6月期）末の49.2％より低下する見込み。 これらに伴い第12期（2022年6月期）業績予想を修正。上記8物件の賃貸収益が寄与し、11月に公表した業績予想に対し29％増益を見込む。投資口数が増加するも、1口当たり利益分配金は2.4％増となり、1口当たり分配金（利益超過分配金含む）は3,815円となる見通し。 併せて第13期（2022年12月期）業績予想を発表した。上記8物件の賃貸収益が通期寄与するが、前期の物件売却益がなくなるため、前期予想比11.6％減益を見込む。利益超過分配を前期予想より増額するも、1口当たり分配金（利益超過分配金含む）は3,529円と前期予想より7.5％減となる見通し。
