マリモ地方創生リート投資法人が、福岡に保有する住宅を売却する。 売却する物件は、JR博多駅より南へ1.4キロに位置する、2006年竣工、15階建の単身者向けマンション。2016年の上場時より保有する。 築15年が経過し今後の修繕費の増加リスクを懸念、また売却額が簿価及び鑑定価格を上回り売却益を確保できる点から、売却を決定した。売却額は7億円。売却益は2.4億円を見込む。 なお、本物件売却による収益への影響を考慮し、2期に分割して売却する。 これに伴い業績予想を修正。 第11期（2021年12月期）は、物件売却益120百万円計上により、8月に公表した業績予想に対し20％増益を見込む。利益超過分配金を減額するが、1口当たり分配金（利益超過分配金含む）は3,850円と前回予想比13.2％増となる見通し。 第12期（2022年6月期）は、物件売却益120百万円計上により、前回予想比16.8％増益を見込む。利益超過分配金を減額するも、1口当たり分配金（利益超過分配金含む）は3,806円と11.4％増となる見通し。
