スターアジア不動産投資法人が、「アーバンパーク今里」を売却する。 売却する物件は、大阪市生野区、近鉄大阪線今里駅より徒歩5分に位置する、1991年竣工、2020年8月のさくら総合リート投資法人との合併時に承継した、ファミリー向けマンション。 築33年が経過し修繕費等の増加懸念があること、簿価及び鑑定価格を上回る価格で売却できることから、売却を決定した。売却額は14.2億円。売却益は442百万円を見込む。 これに伴い第19期（2025年7月期）業績予想を修正。売却益計上により、3月に公表した業績予想に対し10.4％増益を見込む。一時差異等調整積立金より88百万円を取崩し、更に売却益を全額分配し、1口当たり分配金は1,790円と10.2％増となる見通し。 なお、売却代金は、自己投資口取得又はメザニンローン債権の取得資金として活用する予定。
