スターアジア不動産投資法人が、物件入替えを発表した。 取得する物件は、商業施設とメザニンローン債権の2物件。2物件の取得額は計12.3億円。 商業施設は、JR計東北線蕨駅より徒歩4分に位置する、2023年12月竣工。テナントは5社、稼働率は100％。取得額は11億円。 メザニンローン債権は、新大阪にある「ホテル・アンドルームス新大阪」を裏付資産とする。メザニンローン債権の取得額は1.3億円。 一方、売却する物件は、大阪なんばエリアにある住宅とホテルの2物件。2物件の売却額は計35億円。売却先は非開示。ともにシングルタイプの住宅及びホテルであることから今後の内部成長に懸念がある点、鑑定価格を上回る価格で売却できる点から売却を決定した。これにより売却益が発生するが、業績予想が確定次第公表する予定。
