スターアジア不動産投資法人が、第16期（2024年1月期）決算を発表した。 第16期は、投資口の追加発行を行い「KOKO HOTEL銀座一丁目」等11物件を取得する一方、「アーバンパーク護国寺」等2物件を売却した。物件売却益が減少したが、新規物件の収益が寄与し、前期比14.8％増益。一時差異等調整積立金より88百万円を取り崩すも、投資口数23.4％増加により、1口当たり分配金は1,524円と前期比3.9％減となった。 期末のポートフォリオは71物件、資産規模（取得額合計）は2,411億円、有利子負債比率は47.5％。 第17期（2024年7月期）は、前期に取得した物件が通期寄与するが、前期の物件売却益がなくなるため、前期比1.4％減益を見込む。一時差異等調整積立金及び内部留保より計127百万円を取り崩すも、1口当たり分配金は1,520円と前期比0.3％減となる見通し。 第18期（2025年1月期）は、新規のホテル7物件の変動賃料が寄与し、前期予想比2.4％増益を見込む。一時差異等調整積立金より88百万円を取崩し、1口当たり分配金は1,538円となる見通し。 なお、第18期の予想分配金である1,538円を分配金の下限値として維持する方針。引き続き中期目標である資産規模3,000億円、1口当たり分配金1,600円の2026年度達成を目指す。
