スターアジア不動産投資法人（SAI）が、優先出資証券を取得する。 対象となる不動産は、文京区白山にある、2018年竣工の学生レジデンス「HAKUSAN HOUSE」。本物件の鑑定価格は65.1億円。優先出資証券の取得額は1,562百万円（優先出資証券総額の49.9％）。 SAIは、本物件の優先交渉権を保有するが、収益が安定するまでの間、スポンサーを活用する。特定目的会社が発行する優先出資証券を取得し、スターアジアグループに貸借し、貸借料として年率4％を2年間受領する予定。
