スターアジア不動産投資法人が、投資口の追加発行を行う。公募増資は1年ぶり。 発行口数は132,300口、オーバーアロットメントによる売出口数は14,644口。これにより発行後の投資口数は7.4％増の1,921,689口となる予定。 調達額は76億円を見込み、併せて発表した物件の取得資金に充当する。 新たに取得する物件は、「アーバンセンター藤沢」等、オフィスビル、都市型商業施設、ホテルの3物件、取得額は計151.54億円。これにより取得後のポートフォリオ全体の規模は8.4％増の1,948億円となる。 これらに伴い、第14期（2023年1月期）業績予想を修正。上記3物件の賃貸収益が寄与し、3月に公表した業績予想に対し5.3％増益を見込む。投資口数が増加するが、一時差異等調整積立金より88百万円及び内部留保より61百万円を取崩し、1口当たり分配金は1,476円と前回予想と変わらない見通し。 併せて第15期（2023年7月期）業績予想を発表。上記3物件の通期稼働や、支払利息等の減少により、前期予想比3.0％増益を見込む。一時差異等調整積立金より88百万円を取崩し、1口当たり分配金は1,485円と前期予想より0.6％増となる見通し。
