スターアジア不動産投資法人（SAI）が、匿名組合出資持分を取得する。 対象となる不動産は、JR中央線立川駅より徒歩9分に位置する、1990年竣工、6階建のオフィスビル。鑑定価格は19億円。SAIは匿名組合出資を行い、併せて2020年8月末を期限とする優先交渉権を獲得する。 SAIのオフィスビルの投資対象地域は、東京23区、川崎市、横浜市に限定していたが、オフィスストックや人口流入の動きを背景に、東京23区以外、その他の神奈川県の都市、埼玉県の主要都市を拡大東京圏として投資エリアを広げる。但し、従来の東京圏の投資比率70％以上は変更せず、従来とおり東京圏を中心とした運用方針を継続する。
