スターアジア不動産投資法人（SAI）が、学校施設及びメザニンローン債権を取得する。 「アミューズメントメディア学院新館」は、JR山手線恵比寿駅より徒歩7分に位置する、1999年竣工、7階建。近隣にSAIが保有する本館とともに、エンターテイメント業の教育施設として一体運営されている。取得額は10.2億円。 メザニンローン債権投資は、本投資法人4件目となる。担保資産となる「プレミア海岸ビル」は、港区海岸にある、1993年竣工、12階建のオフィスビル。プレミア投資法人が運用していたが、1月30日にSPCに売却する。SPCが取得時の鑑定価格は57.5億円。SAIは本SPCの劣後債権300百万円を取得し、利率5％超の金利を得る。最終償還期日は2025年1月。
