スターアジア不動産投資法人が、物件入替えを行う。 取得する物件は、福岡市営地下鉄天神南駅より徒歩5分に位置する、2017年竣工、10階建のビジネスホテル。総客室数は117室。アジア圏のインバウンド需要の取り込みを図る。ホテルの運営会社と固定賃料の契約だが、将来的に固定賃料+収益連動に変更する予定。取得額は19.7億円。 一方、売却する物件は、JR博多駅より徒歩5分に位置する、1987年竣工のオフィスビル。築30年超を経過し将来的な修繕コストの増加に加え、賃料上昇余地を残した売却価格が期待できる点から、売却を決定した。売却額は28.5億円。売却益は820百万円を見込み、2期に分割して売却する。 これに伴い第5期（2018年7月期）及び第6期（2019年1月期）の業績予想を修正。 第5期は、3月に公表した業績予想に対し2.7％増益を見込む。内部留保を当初より減額するが、1口当たり分配金は2,770円と0.7％増なる見通し。 上記の物件入替えが反映される第6期は、物件売却益401百万円計上により、前回予想比27.7％増益を見込み、1口当たり分配金は3,580円となる見通し。 第7期（2019年7月期）は業績予想未公表だが、売却益418百万円が計上される見込み。 なお、上場来積極的に物件入替えを実施しており、今後も継続していく観点から、物件入替えの方針をより明確化した。
