スターアジア不動産投資法人が、第4期（平成30年1月期）決算を発表した。 第4期は「オーク南麻布」の残余持分を売却する一方、メザニンローン債権2件を取得。前期に取得した物件の通期稼働により賃貸収益は増加したが、物件売却益が減少したため、前期比1.7％減益。物件売却益のうち113百万円を内部留保とし、1口当たり分配金は4,077円となった。 期末のポートフォリオ（メザニンローン債権を除く）は23物件、資産規模（取得額合計）は753億円、有利子負債比率は45.5％。 第5期（平成30年7月期）は、投資口の追加発行を行い「船橋西浦ロジスティクスⅠ」等6物件を取得。 これによる賃貸収益が寄与するが、前期の物件売却益771百万円がなくなるため、前期比31.7％減益を見込む。内部留保より63百万円を取崩すが、投資口数13.6％増加により、1口当たり分配金は2,750円となる見通し。 第6期（平成31年1月期）は、融資関連費用の減少により、前期予想比7.2％増益を見込み、1口当たり分配金は2,804円となる見通し。
