スターアジア不動産投資法人が、第2期（平成29年1月期）決算を発表した。 第2期における物件取得はなし。第1期に取得した物件の通期寄与、支払利息や投資口発行費用等の減少により、前期比221％増益、1口当たり分配金は3,112円となった。 期末のポートフォリオは18物件、資産規模は615億円、有利子負債比率は44.8％。 併せて、投資口の追加発行、6物件の取得を発表した。発行口数は66,200口、オーバーアロットメントによる売出口数は3,400口。これにより発行後の投資口数は20.2％増の414,300口となる予定。調達額は66億円を見込み、6物件の取得資金に充当する。新たに取得する物件は、オフィスビル1棟、住宅1棟、物流施設2棟、ホテル2棟の計6物件、取得額は計165億円。更に公表済の1物件取得、2物件売却を反映し、資産規模は770億円となる見込み。 第3期（平成29年7月期）は、計7物件の賃貸収益、2物件の売却益887百万円計上により、前期比67％増益を見込み、投資口数が増加するも、1口当たり分配金は4,340円と前期を39％上回る見通し。 第4期（平成30年1月期）は、「オーク南麻布」の残り持分を売却予定。賃貸収益が増加する一方、物件売却益が減少するため、前期予想比0.8％減益を見込む。110百万円を内部留保とし、1口当たり分配金は4,039円と前期予想を6.9％下回る見通し。
