スターアジア不動産投資法人が、レジデンス1物件の取得、1物件の売却を発表した。 取得する物件は、副都心線雑司ヶ谷駅より徒歩7分に位置する、平成2年竣工、5階建の単身者向けマンション。総戸数98戸、11月末の稼働率は92.48％。取得額は14.6億円。スポンサーグループとの間の優先交渉権を行使した。 一方、売却する物件は、小田急線代々木八幡駅より徒歩6分に位置する、平成10年竣工の富裕層向けマンション。総戸数は6戸。売却額は11億円。 収益の変動が大きくNOI利回りが低い物件を売却し、資産の含み益を確定する一方、戸数が多く収益が安定しNOI利回りの高い物件を取得する。 これに伴い、第3期（平成29年7月期）業績予想を修正。物件売却益154百万円計上により、9月に公表した業績予想に対し14.5％増益を見込み、1口当たり分配金は3,120円となる見通し。物件取得及び売却後の有利子負債比率は45.6％の見通し。
