スターアジア不動産投資法人が、4月20日東証に上場する。東京圏を中心として様々な用途へ投資する総合型REITを運用する。スポンサーのスターアジアグループは、米国の財団や大学基金等の長期資金を元に、アジアの不動産へ投資事業を行う。平成19年より日本の不動産へ投資を開始し、これまでに累計2,670億円の投資実績を持つ。上場時のポートフォリオは、オフィスビル8棟、レジデンス5棟、ホテル2棟、物流施設3棟の計18棟、取得額は計615億円。鑑定NOI利回りは5.2％。また収益の多様化を目的とし、総資産の5％以内で不動産を裏付資産とするメザニン（劣後）ローンへの投資も検討する。財務面では、投資口価格が純資産価格と乖離する場合、自己投資口取得の検討も示す。上場に際し、投資口235,900口の発行、オーバーアロットメントによる売出し11,800口を行い、調達額は第三者割当増資を含め248億円を見込む。IPOブックビルディングは4月4日～4月7日。
