いちごホテルリート投資法人（IHR）が、スポンサーであるいちごグループを割当先とする第三者割当増資を行うことを発表した。 IHRは、今年3月に公募増資を発表したが、発表後に決算短信に間違いがあることが判明し、公募増資及び物件取得を中止した。そこで改めてスポンサーであるいちごグループを割当先する第三者割当増資に切り替え、当初予定していたホテル5物件を取得する。第三者割当増資は、公募増資に比べて投資口価格の下落リスクを軽減でき、また公募増資よりもコストを抑制できる見込み。 発行口数は72,515口、発行価額は8月15日の終値である111,700円。発行後の投資口数は28.4％増の327,489口となる。調達額は約80億円。 取得する物件は、「コンフォートホテル大阪心斎橋」等、ホテル5物件、取得額は計150.8億円。取得物件及び取得価格ともに3月公表時と同じ。取得後のポートフォリオ全体の規模は、27.6％増の698億円となる。 これらに伴い第17期（2024年1月期）業績予想を修正。新規5物件の収益が寄与し、7月公表時より35％増益を見込む。投資口数が増加するも、1口当たり分配金は2,246円と5.2％増となる見通し。
