いちごホテルリート投資法人が、第12期（2021年7月期）決算を発表した。 第12期における物件取得はなし。変動賃料のホテルの稼働率は64.3％、ADR（平均客室単価）は4,380円。広島県へ一時的に賃貸しているヴァリエホテル広島の変動賃料が寄与し、前期比28.1％増益。1口当たり分配金は1,055円となった。 ホテル需要に回復の兆しはあるが、未だ本格的な回復基調には至らず、特にコロナ禍以前より供給過多かつインバウンド需要の高かった京都や大阪の需要が弱い。 期末のポートフォリオは23物件、資産規模（取得額合計）は519億円、有利子負債比率は44.1％。 第13期（2022年1月期）は、変動賃料のホテルの稼働率は63.9％、ADRは4,548円を想定。訴訟和解金が発生する一方、前期の変動賃料の反動減、また賃料減額リスクを保守的に見積もり、前期比31.3％減益を見込む。1口当たり分配金は724円となる見通し。 第14期（2022年7月期）は、変動賃料のホテルの稼働率は71.4％、ADRは5,152円を想定。変動賃料の増加により、経常利益ベースで前期比53％増を想定するが、前期計上した訴訟和解金がなくなるため、前期予想比8％減益を見込み、1口当たり分配金は666円となる見通し。
