いちごホテルリート投資法人が、第11期（2021年1月期）決算を発表した。 第11期における物件取得はなし。ポートフォリオ全体の客室稼働率は、昨年5月の24.3％をボトムとして上昇に転じ、11月は62.4％まで上昇したが、感染再拡大を受け12月以降再び低下。4物件が一時休館となった。変動賃料を採用する14物件の売上は前年同期比68％減となり、変動賃料はなし。 前期に取得した2物件の固定賃料が通期寄与し、前期比22.9％増益となり、1口当たり分配金は823円となった。 第12期（2021年7月期）は、コロナ禍の影響が更に1年程度継続するとの見通しから、昨年9月に公表した業績予想を下方修正した。客室稼働率は57.8％を想定。一時休館した物件は、スポンサーのいちごグループのオペレーターへ変更する等順次再開予定。保守的に減収リスクを想定し、前期比17.6％減益を想定し、1口当たり分配金は678円となる見通し。 第13期（2022年1月期）は、客室稼働率は68.1％を想定。変動賃料の増加により、前期予想比6.0％増益を見込み、1口当たり分配金は719円となる見通し。
