いちごホテルリート投資法人が、沖縄のホテルを売却する。 物件は、那覇市中心部に位置する1975年竣工の宿泊特化型ホテル。2016年に取得した。売却額が鑑定価格に対して1.3倍、簿価に対して1.4倍である点、将来的な収益向上が限定的である一方、修繕費コストの増加が懸念される点等により、売却を決定した。売却額は52.85億円。これにより売却益12.6億円が発生する。 これに伴い第9期（2020年1月期）及び第10期（2020年7月期）業績予想を修正した。 第9期は、訪日韓国人の減少、自然災害、ホテルの新規供給増の影響を受け、変動賃料が減少する一方、上記物件売却益12.6億円計上により、9月に公表した業績予想に対し77％増益を見込み、1口当たり分配金は8,321円となる見通し。 第10期は、引き続き訪日韓国人の減少、ホテルの新規供給の影響により、前回予想比26％減益を見込み、1口当たり分配金は2,214円となる見通し。
