いちごホテルリート投資法人が、第4期（平成29年7月期）決算を発表した。 第4期は「グランパーク・イン横浜」を取得。これによる賃貸収益、既存物件の変動賃料が寄与する一方、固都税や修繕費、運用報酬の増加により、前期比1.2％減益。1口当たり分配金は3,101円となった。 期末のポートフォリオは20物件、資産規模（取得額合計）は491億円、有利子負債比率は37.1％、収益全体に対する変動賃料の割合は44.9％。 第5期（平成30年1月期）は「アーバイン広島エグゼクティブ」を取得。これに伴う固定賃料や既存物件の変動賃料の増加により前期比2.8％増益を見込み、1口当たり分配金は3,187円となる見通し。 第6期（平成30年7月期）は、前期予想比1.2％増益を見込み、1口当たり分配金は3,224円となる見通し。京都や大阪のホテル急増により客室単価が一時的に減少するも、客室改装等の戦略的な投資によって、ホテル運営会社との賃料増額改定や稼働上昇を狙う。
