いちごホテルリート投資法人が、第3期（平成29年1月期）決算を発表した。 第3期は、投資口の追加発行を行い「ネストホテル大阪心斎橋」等、ホテル10物件を取得。これにより前期比106％増益。投資口数が86％増加するも、1口当たり分配金は3,137円と前期を11％上回った。 期末のポートフォリオは19物件、資産規模（取得額合計）は476億円、有利子負債比率は36.6％、収益全体に対する変動賃料の割合は43.7％。 第4期（平成29年7月期）は「グランパーク・イン横浜」を取得。前期に取得した物件の通期稼働や変動賃料の増加により前期比8.5％増収を見込む一方、固都税等の賃貸費用や支払利息の増加に伴い前期比3％減益を見込み、1口当たり分配金は3,043円となる見通し。変動賃料割合は46.7％想定。 第5期（平成30年1月期）は、固定賃料の増加や修繕費の減少により前期予想比0.5％増益を見込み、1口当たり分配金は3,058円となる見通し。変動賃料割合は44.4％想定。 スポンサーであるいちごグループの開発案件等を活用し、資産規模1,000億円の早期達成を目指す。
