野村不動産マスターファンド投資法人が、第17期（2024年2月期）決算を発表した。 第17期は、「ホテルウイングインターナショナルプレミアム京都三条」等4物件を取得、「プライムアーバン上前津」等3物件を売却した。PM報酬や水道光熱費が減少したが、既存物件の減収や物件売却益の減少により、前期比22％減益。のれん償却費等を利益超過分配として加算する一方、物件売却益の一部を内部留保とし、1口当たり分配金（利益超過分配金含む）は3,414円と前期比0.4％増となった。 期末のポートフォリオは291物件、資産規模（取得額合計）は1兆1,035億円、有利子負債比率は43.9％。 第18期（2024年8月期）は、「ホテルウイングインターナショナルプレミアム金沢駅前」等3物件を取得、「野村不動産上野ビル」等2物件を売却する。賃貸収益及び物件売却益の増加により、前期比2.4％増益を見込む。のれん償却費等を利益超過分配金として加算し、1口当たり分配金（利益超過 分配金含む）は3,302円と3.3％減となる見通し。 第19期（2025年2月期）は、前期の物件売却益がなくなるため、前期予想比1.7％減益を見込む。のれん償却費等を利益超過分配金として加算し、1口当たり分配金（利益超過分配金含む）は3,378円と前期予想比2.3％増となる見通し。 引き続きオフィスの投資比率の低減を図る。
