野村不動産マスターファンド投資法人（NMF）が、スポンサーである野村不動産と4月に物件入替えを行う。 NMFが取得する「MEFULL千歳烏山」は、京王線千歳烏山駅より徒歩2分に位置する、2021年竣工、7階建の商業施設。1月末時点のテナントは8社、稼働率は100％。取得額は18.8億円。 一方、NMFが売却する「プライムアーバン飯田橋」は、JR飯田橋駅より徒歩1分に位置する、2005年竣工のマンション。本物件のエリアにて再開発計画があり、スポンサーである野村不動産から売却の打診を受けていた。売却額は22.44億円。本売却により発生する売却益334百万円は2024年8月期から2026年2月期の4期に均等分配する予定だが、現時点で業績予想の修正はなし。
