野村不動産マスターファンド投資法人（NMF）が、物件入替えを発表した。 取得する物件は、「SOMPOケアラヴィーレレジデンス用賀」等、都内のヘルスケア施設4物件。NMFがヘルスケア施設を取得するのは初めて。ヘルスケアマーケットの将来性や、スポンサーの野村不動産がヘルスケア施設の開発を行っており継続的なパイプラインや運用ノウハウが期待できる点から取得を決定した。4物件の取得額は計72.82億円。オペレーターは4物件いずれもSOMPOケア。 一方、売却する物件は、「NMF天神南ビル」と「プライムアーバン大塚」。2物件の売却額は計38.12億円。売却先は東京建物グループ。これにより2023年8月期に売却益が発生するが、分配金又は内部留保に充当する予定。現時点で業績予想の修正はなし。
