野村不動産マスターファンド投資法人が、第5期（平成30年2月期）決算を発表した。 第5期は「PMO平河町」等5物件を取得する一方、「Morisia津田沼」等2物件を売却。前期に売却した物件の賃貸収入及び売却益の減少により、前期比18.8％減益。物件売却益587百万円を内部留保する一方、のれん償却費2,622百万円を加算し、1口当たり分配金（利益超過分配金含む）は3,047円となった。 期末のポートフォリオは271物件、資産規模（取得額合計）は9,225億円、有利子負債比率は44.6％。 第6期（平成30年8月期）は、投資口の追加発行を行い「Landport八王子Ⅱ」等10物件を取得。賃貸収益が増加するが、前期の物件売却益がなくなるため、前期比0.2％減益を見込む。のれん償却費相当額を加算し、投資口数が3.3％増加するも、1口当たり分配金（利益超過分配金含む）は3,081円と前期を1.1％上回る見通し。 第7期（平成31年2月期）は、修繕費や支払利息の減少等により、前期予想比0.9％増益を見込む。のれん償却費相当額を加算し、1口当たり分配金（利益超過分配金含む）は3,102円と前期予想を0.7％上回る見通し。
