野村不動産マスターファンド投資法人が、第4期（平成29年8月期）決算を発表した。 第4期は、「中座くいだおれビル」等8物件（取得額計389億円）を取得する一方、「天王洲パークサイドビル」等11物件（売却額計474億円）を売却。前期に発生した合併費用がなくなる一方、物件売却益3,107百万円が寄与し、前期比52％増益。物件売却益3,107百万円を内部留保する一方、のれん償却費2,622百万円相当額を加算し、1口当たり分配金は3,037円と前期を0.3％上回った。 期末のポートフォリオは268物件、資産規模（取得額合計）は9,273億円、有利子負債比率は44.6％。 第5期（平成30年2月期）は「PMO新日本橋」等4物件（取得額計114億円）を取得する一方、「Morisia津田沼」を売却（売却額180億円）。物件売却益の減少により前期比24％減益を見込む。のれん償却費相当額を利益超過分配とし、1口当たり分配金（利益超過分配金含む）は3,020円と前期を0.6％下回る見通し。
