野村不動産マスターファンド投資法人が、スポンサーである野村不動産と物件入替えを行う。 取得する物件は、都内のオフィスビル「PMO平河町」「PMO新日本橋」、都市型商業施設「GEMS神田」「GEMS大門」の4物件、取得額は計114.1億円。いずれも野村不動産が開発した、平成28年竣工の新築物件。 一方、売却する物件は、千葉県習志野市にある、昭和53年竣工の商業施設「Morisia津田沼」。売却額は180億円。簿価との差額は103百万円。 なお、本入替えに伴う業績予想への反映は、10月に開示される第4期（平成29年8月期）決算発表時に併せて公表の予定。
