野村不動産マスターファンド投資法人（NMF）とトップリート投資法人（TOP）が合併することを発表した。NMFにとっては、平成27年10月の野村不動産グループ3投資法人の合併に引き続き2件目の合併となる。NMFが存続投資法人となり、9月1日付でTOPを吸収合併する。これによりNMFの資産規模は9,331億円（TOPの資産の受入価格を1,377億円と想定）となり、J-REIT全体で2番目の規模になる予定。合併比率は、TOPの投資口1口に対し、NMFの投資口2.62口を割り当てる。また合併により発生する正ののれんを23,460百万円と試算し、20年間にわたって定額法により償却する。一方、TOPは8月29日に上場廃止となる。TOPは平成24年に旧・新日鉄都市開発がスポンサーから離脱後、物件取得パイプラインがなく、外部成長が課題であった。これらに伴い、本合併後のNMFの第3期（平成29年2月期）業績予想を発表。TOPからの受入資産19棟及び物流施設1棟取得を反映し、前期予想比14.7％増収となるが、合併費用1,377百万円計上等により1％減益を見込む。のれん償却費等の合併費用相当額を利益超過分配とし、1口当たり分配金（利益超過分配金含む）は2,904円となる見通し。
