サムティ・レジデンシャル投資法人が、第21期（2026年1月期）決算を発表した。 第21期は、物件入替えを推進し、「S-RESIDENCE古出来fiore」等住宅12物件を取得、「S-FORT守山」等住宅11物件を売却した。物件売却益1,297百万円が寄与し、前期比48.5％増益。195百万円を内部留保とし、1口当たり分配金は3,604円と前期比28.3％増となった。 期末のポートフォリオは189物件、資産規模（取得額合計）は1,714億円、有利子負債比率は50.9％。 第22期（2026年7月期）は、前期の物件売却益がなくなるため、前期比42.6％減益を見込む。内部留保より195百万円を取崩し、更に減価償却費の13％相当の利益超過分配を行い、1口当たり分配金（利益超過分配金含む）は2,600円となる見通し。 第23期（2027年1月期）は、賃貸収入が増加する一方、融資関連費用の増加により、当期利益は前期予想と同水準を見込む。減価償却費の30％相当の利益超過分配を行い、1口当たり分配金（利益超過分配金含む）は2,600円を維持する見通し。 引き続き物件入替えを行い収益向上と築年数低下、含み益の実益化を図りながら、中期目標である資産規模2,000億円を目指す。
