サムティ・レジデンシャル投資法人が、物件入替えを行う。 取得する物件は、大阪府堺市にある今年3月竣工の単身者向けマンションと、大分市にある2019年竣工の単身者向けマンション。2物件の取得額は計18.34億円。S-RESIDENCE堺浜寺broadは新築でリーシング中であるため、売主であるサムティが現空室部分を対象に2026年6月まで賃料保証を行う。 一方、売却する物件は、大阪市都島区と吹田市にあるマンション。2物件の売却額は計18.73億円。売却額はともに鑑定価格を上回る水準で売却益を得られる点から売却を決定した。売却益は48百万円を見込み、全額分配する予定だが、業績予想の修正はなし。
