サムティ・レジデンシャル投資法人が、第17期（2024年1月期）決算を発表した。 第17期は、「S-REDENCE上飯田West」等4物件を取得する一方、「S-FORT葵」等2物件を売却した。物件売却益の増加やリーシング費用の減少が寄与し、前期比4.2％増益。減価償却費の13％相当の利益超過分配を行い、1口当たり分配金（利益超過分配金含む）は2,841円と前期比1.9％増となった。 期末のポートフォリオは180物件、資産規模（取得額合計）は1,639億円、有利子負債比率は49.8％。 第18期（2024年7月期）は、前期に取得した物件が通期寄与するが、前期の物件売却益がなくなるため、前期比14％減益を見込む。減価償却費の22％相当の利益超過分配を行い、1口当たり分配金（利益超過分配金含む）は2,592円と前期比8.8％減となる見通し。 第19期（2025年1月期）は、修繕費や原状回復費の減少により、前期予想比1.2％増益を見込む。減価償却費の22％相当の利益超過分配を行い、1口当たり分配金（利益超過分配金含む）は2,621円となる見通し。 引き続き、スポンサーのパイプラインや、匿名組合出資持分取得による優先交渉権を活用し、中期目標である資産規模2,000億円を目指す。
