サムティ・レジデンシャル投資法人が、スポンサーであるサムティと物件入替えを行う。 取得する物件は、「S-FORT熱田花町」等、いずれも愛知県に所在する住宅3物件。取得額は計17.87億円。 一方、売却する物件は、「S-FORT葵一丁目」等、愛知県、静岡県、神奈川県に所在する住宅3物件、売却額は計20.87億円。簿価との差額は計131百万円。償却後NOI利回りがポートフォリオの中で低い点、鑑定価格を上回る価格で売却できる点から、売却を決定した。 これに伴い、第12期（2021年7月期）業績予想を修正。 3物件の売却益計104百万円計上により、3月に公表した業績予想に対し4.0％増益を見込む。減価償却費の28.5％相当の利益超過分配を行い、1口当たり分配金（利益超過分配金含む）は2,728円と2.9％増となる見通し。
