サムティ・レジデンシャル投資法人が、物件入替えを行う。 取得する物件は、名古屋、札幌、福岡、熊本にある住宅、計6物件、取得額は計31.92億円。いずれもスポンサーであるサムティより取得する。 一方、売却する物件は、仙台にある住宅2物件、売却額は計38.35億円。償却後NOI利回りがポートフォリオの中で低い点、鑑定価格を上回る価格で売却できる点から売却を決定した。2物件の売却益計331百万円は全額分配する。 これに伴い、第11期（2021年1月期）業績予想を修正。売却益計上により、9月に公表した業績予想に対し20.8％増益を見込む。減価償却費の15％相当の利益超過分配を行い、1口当たり分配金（利益超過分配金含む）は3,316円となる見通し。
