サムティ・レジデンシャル投資法人が、第8期（2019年7月期）決算を発表した。 第8期は、物件入替えを推進し、「S-RESIDENCE葵」等5物件を取得する一方、「S-FORT山王」を売却した。物件売却益427百万円が寄与し、前期比24.5％増益。減価償却費33％相当額の利益超過分配を行い、1口当たり分配金（利益超過分配金含む）は3,723円と前期を21％上回った。 期末のポートフォリオは96物件、資産規模（取得額合計）は908億円、有利子負債比率は51.6％。 第9期（2020年1月期）は、スポンサーを割当先とする第三者割当増資を行い、レジデンス22物件を取得、一方「S-FORT藤が丘」を売却する。これによる賃貸収益の増加、物件売却益104百万円が寄与するが、物件売却益の減少や前期計上した消費税還付がなくなるため、前期比12％減益を見込み、1口当たり分配金（利益超過分配金含む）は2,824円となる見通し。 第10期（2020年7月期）は、物件売却益がなくなることや固都税の増加により、前期予想比8.3％減益を見込み、1口当たり分配金（利益超過分配金含む）は2,680円となる見通し。
