サムティ・レジデンシャル投資法人が、投資口の追加発行を行う。 発行口数は47,500口、オーバーアロットメントによる売出口数は2,375口。これにより発行後の投資口数は10.4％増の504,100口となる予定。 調達額は約42億円を見込み、併せて発表した物件の取得資金に充当する。 新たに取得する物件は「S-RESIDENCE新大阪Ridente」等、レジデンス11物件、取得額は計81.27億円。これによりポートフォリオ全体の規模は10％増の896億円となる。 これらに伴い第7期（2019年1月期）業績予想を修正。11物件の収益が寄与し、3月に公表した業績予想に対し12.5％増益を見込む。減価償却費の33.5％相当額を利益超過分配とし、1口当たり分配金（利益超過分配金含む）は2,700円と変わらない見通し。 併せて第8期（2019年7月期）業績予想を発表。前期に取得する物件が通期寄与する一方、固都税の増加等により前期予想比1.9％減益を見込む。減価償却費の35％相当額を利益超過分配とするが、1口当たり分配金（利益超過分配金含む）は2,685円と、前期予想を0.6％下回る見通し。
