サムティ・レジデンシャル投資法人が、第2期（平成28年7月期）決算を発表した。 第2期における物件取得はないが、優先交渉権取得を目的とした匿名組合出資を行った。前期より運用日数が減少したため、営業利益ベースでは前期比30％減益となるも、上場費用がなくなったため、当期純利益は95.8％増益。当期減価償却費の35％相当額を利益超過分配とし、1口当たり分配金（利益超過分配金含む）は2,618円となった。 期末のポートフォリオは29物件、資産規模（取得額合計）は309億円、有利子負債比率は50.6％と、前期と変動なし。 第3期（平成29年1月期）は、投資口の追加発行を行い、レジデンス20棟を取得。これにより前期比75.9％増益を見込む。減価償却費の35％相当額を利益超過分配とし、1口当たり分配金（利益超過分配金含む）は2,600円となる見通し。 続く第4期（平成29年7月期）は、固都税が増加する一方、投資口発行費用がなくなるため、前期予想比1.2％増益を見込み、1口当たり分配金（利益超過分配金含む）は2,625円となる見通し。
