ヘルスケア＆メディカル投資法人が、第22期（2026年1月期）決算を発表した。 第22期は、「サニーライフ船橋」等3物件を取得した。これにより前期比4.0％増益。減価償却費の20％の利益超過分配を行い、1口当たり分配金（利益超過分配金含む）は3,286円となった。またスポンサーに東急不動産と京阪神ビルディングが参画し、スポンサーが5社体制となった。 期末のポートフォリオは57物件、資産規模（取得額合計）は865億円、有利子負債比率は52.5％。 第23期（2026年7月期）は、前期に取得した物件が通期寄与するが、支払利息や固都税の増加により、前期比4.4％減益を見込む。減価償却費の20％の利益超過分配を行い、1口当たり分配金（利益超過分配金含む）は3,160円となる見通し。 第24期（2027年1月期）は、支払利息や投資主総会費用の増加により、前期予想比1.4％減益を見込む。減価償却費の20％の利益超過分配を行い、1口当たり分配金（利益超過分配金含む）は3,120円となる見通し。 今後は、クリニックモール等の複合施設、シニアレジデンス、フィットネスクラブ等の取得を視野に入れ、ポートフォリオの多様化を目指す方針。
