ヘルスケア＆メディカル投資法人が、第16期（2023年1月期）決算を発表した。 第16期は、「ニチイホーム稲毛」「はなことば追浜」を取得、「メディカル・リハビリホームボンセジュール小牧」を売却した。これによる賃貸収益の増加、物件売却益204百万円が寄与し、前期比16.2％増益。売却益発生に伴い継続的利益分配を行わず、1口当たり分配金は3,557円と前期比5.6％増となった。 期末のポートフォリオは48物件、資産規模（取得額合計）は792億円、有利子負債比率は48.2％。 第17期（2023年7月期）は、前期に取得した物件が通期寄与するが、前期の物件売却益がなくなることや、固都税及び支払利息の増加により、前期比16.9％減益を見込む。減価償却費の20％相当の利益超過分配を行い、1口当たり分配金（利益超過分配金含む）は3,265円と前期比8.2％減となる見通し。 第18期（2024年1月期）は、減価償却費の増加により、前期予想比1.1％減益を見込む。減価償却費の20％相当の利益超過分配を行い、1口当たり分配金（利益超過分配金含む）は3,235円となる見通し。 引き続き中期目標である資産規模1,000億円を目指す。
