ヘルスケア＆メディカル投資法人が、第12期（2021年1月期）決算を発表した。 第12期における物件取得はなし。前期に取得した物件が通期寄与する一方、 修繕費や減価償却費等の営業費用の増加により、前期比0.9％減益。減価償却費の20％相当の利益超過分配を行い、1口当たり分配金（利益超過分配金含む）は3,226円となった。 期末のポートフォリオは36物件、資産規模（取得額合計）は663億円、有利子負債比率は48.2％。なお、賃料減免や支払猶予、解約はなく、コロナ禍による影響はほとんどない。 併せて「ニチイホーム西国分寺」を取得することを発表。物件は、JR中央線西国分寺駅より徒歩4分に位置する、1990年竣工の老人ホーム。オペレーターであるニチイケアパレスと固定賃料の賃貸借契約を締結する。取得額は7.2億円。売主は小田急不動産。 第13期（2021年7月期）は、新規物件の収益が寄与し、前期比0.2％増益を見込む。減価償却費の20％相当の利益超過分配を行い、1口当たり分配金（利益超過分配金含む）は3,236円となる見通し。 第14期（2022年1月期）は、新規物件が通期寄与する一方、減価償却費等の増加により、前期予想比0.2％減益を想定。減価償却費の20％相当の利益超過分配を行い、1口当たり分配金（利益超過分配金含む）は3,236円と前期予想と同額を見込む。
