ヘルスケア＆メディカル投資法人（証券コード：3455）が3月19日に東証に上場する。昨年11月に上場した日本ヘルスケア投資法人に引き続き、2本目のヘルスケア特化型REITとなる。主要なスポンサーは、三井住友銀行、介護事業を行うシップヘルスケアホールディングス、ファンド運営事業を行うNECキャピタルソリューション。投資対象は、有料老人ホームや高齢者向け住宅、医療関連施設をポートフォリオの80％以上とする。また減価償却費相当額を、利益超過分配、自己投資口の取得、物件取得資金、借入金等に有効活用する方針。上場時のポートフォリオは有料老人ホーム14棟、サービス付高齢者向け住宅2棟の計16棟、資産規模は237億円。平均鑑定NOI利回りは5.8％。オペレーターとの賃貸借契約は全て固定賃料。上場に際し投資口106,500口の発行、オーバーアロットメントによる売出し12,000口を行い、調達額は約106億円を見込む。資産運用会社はヘルスケアアセットマネジメント。
