ケネディクス商業リート投資法人が、第16期（2023年3月期）決算を発表した。 第16期は、投資口の追加発行を行い、「イーアス春日井」等商業施設2物件を取得した。これにより前期比3.9％増益。投資口数が3.4％増加するも、1口当たり分配金は6,514円と前期比0.5％増となった。 期末のポートフォリオは70物件、資産規模（取得額合計）は2,703億円、有利子負債比率は45.0％。なお、CPI連動の賃料導入及び改定により、売上歩合賃料の割合は3.1％と前期より1.0ポイント上昇した。 第17期（2023年9月期）は、前期に取得した物件の通期稼働や水道光熱費収支の改善により、前期比0.7％増益を見込む。1口当たり分配金（利益超過分配金含む）は6,570円と前期比0.9％増となる見通し。 第18期（2024年3月期）は、水道光熱費収支の悪化を見込む一方、賃貸収入の増加により、前期予想比0.2％増益を見込み、1口当たり分配金（利益超過分配金含む）は6,580円となる見通し。 引き続き売上歩合賃料の増加と、電気料変動を軽減するための省エネ対応による収益向上を目指す。
